The 2026 VA loan limit for Okaloosa County is $766,550 — more than enough to cover every single-family home in this market. Most AFSOC families I work with are targeting $250K–$400K, well within both their BAH and the limit.

1. Mary Esther — The 5-Minute Commute

Commute to Hurlburt gate: 5 minutes
Typical home price: $280K – $420K
Schools: Mary Esther Elementary, Bruner Middle, Fort Walton Beach High
Best for: E-6 through O-4 who value their mornings

Mary Esther is Hurlburt's front yard. The base is literally inside the city limits. You can live in a quiet residential neighborhood and still be through the gate in the time it takes to finish your coffee. The AFSOC spouse network is strongest here — squadron spouses literally live two streets over, which matters for childcare swaps, school carpool, and knowing which commissary has the good meat.

The trade-off: housing stock is older. You'll find 1960s-80s ranch homes and mid-century brick houses, many updated, some still original. New construction is rare in Mary Esther proper. What you gain in commute you sometimes give up in square footage and modern floor plans. If you want a newer home, Fort Walton Beach or Navarre are better options.

Who should pick Mary Esther: Anyone who's done the 45-minute Eglin-to-Niceville shuffle and decided they want their life back. AFSOC families with school-age kids who want the spouse network. O-3s and O-4s who want the shortest possible drive for after-hours call-ins.

2. Fort Walton Beach — The All-Rounder

Commute to Hurlburt gate: 8-12 minutes

Schools: Kenwood/Plews Elementary, Bruner/Pryor Middle, Fort Walton Beach/Choctawhatchee High
Best for: E-5 through O-5 who want options

Fort Walton Beach is the most flexible choice. It has the widest housing variety — from $260K townhomes near the beach to $450K updated homes in established neighborhoods off Beal Parkway. You're 8 minutes from the Hurlburt gate and 10 minutes from Destin Commons if you want shopping and dining.

The neighborhoods to watch: Ocean Park (older but walkable, near the water), Shores of Cinco Bayou (quiet, waterfront lots, higher price point), and the area around Racetrack Road (newer construction, good access to 98 without living on it).

Fort Walton Beach has more rental inventory than Mary Esther, which gives you flexibility if you want to rent your first year and buy later. The downside: traffic on 98 during tourist season can make local errands feel like a mini-commute. Pick a neighborhood with secondary routes to the base (Beal Parkway, Eglin Parkway) and you'll skip most of it.

Who should pick Fort Walton Beach: Families who want the broadest choice of housing types and price points. Buyers who want to be close to the beach without paying Destin prices. Anyone who wants brick-and-mortar shopping, restaurants, and services within walking or short-driving distance.

3. Navarre — The Value Play (Santa Rosa County)

Commute to Hurlburt gate: 20-25 minutes
Typical home price: $310K – $480K
Schools: Holley-Navarre Elementary/Middle/High (A-rated, Santa Rosa County)
Best for: E-6 through O-4 with school-age kids who can trade 15 minutes of commute for a better school zone

Navarre is the most interesting choice for Hurlburt families. It's in Santa Rosa County, which consistently has the highest-rated schools on the Emerald Coast. Holley-Navarre schools are A-rated across the board — elementary through high school. If your kids' education is your #1 priority, Navarre is the answer.

The commute math: 20-25 minutes to the Hurlburt gate. For comparison, that's what many AFSOC families already drove to their last base. It's not the 5-minute Mary Esther sprint, but it's also not the Crestview-to-Hurlburt slog. And you get more house for your BAH dollar — Santa Rosa County property taxes are lower, and the per-square-foot cost in Navarre undercuts Niceville and Destin by 15-25%.

Important catch: your BAH is still FL023 (Fort Walton Beach MHA) because your duty station controls the rate. You get the higher Hurlburt-area BAH while buying in a slightly cheaper county. That math works in your favor.

Who should pick Navarre: Families with school-age kids who rank academics above commute time. E-7s and O-3s who want their BAH to stretch further without sacrificing a good neighborhood. Anyone who wants beach access (Navarre Beach is quieter and less crowded than Destin) without the Destin price tag.

4. Niceville / Bluewater Bay — The School District Play

Commute to Hurlburt gate: 20-30 minutes via the Mid-Bay Bridge
Typical home price: $350K – $600K+
Schools: Plew/Bluewater Elementary, Ruckel Middle, Niceville High (highest rated in Okaloosa)
Best for: O-3+ and senior NCOs who want top-rated schools and don't mind bridge tolls

Niceville is the highest-rated school district in Okaloosa County and consistently one of the best in Florida. If your kid is on a gifted track or you're an O-5/O-6 who's done this before and knows exactly what you want, this is where you'll end up.

The commute is the trade-off. You're crossing the Mid-Bay Bridge ($2.50 toll each way unless you buy a commuter pass) and driving 20-30 minutes to the Hurlburt gate. It's a civilized drive — four-lane roads, no stop-and-go — but it's not the 5-minute Mary Esther walk. During peak tourist season (Memorial Day through Labor Day), add 5-10 minutes for bridge traffic on Friday afternoons and holiday weekends.

Housing prices are the other trade-off. Niceville and Bluewater Bay are the most expensive options on this list. A 3-bedroom home in a decent neighborhood starts around $350K. Bluewater Bay — a planned community with golf, tennis, and a marina — pushes well past $500K. Your BAH covers the mortgage on a $350K-$400K home at most pay grades, but you'll want to run the numbers carefully.

Who should pick Niceville/Bluewater Bay: Field-grade officers and senior NCOs who've been stationed enough places to know what matters to them. Families who want the best Okaloosa County schools. Anyone who wants a planned community with amenities (Bluewater Bay specifically).

5. Crestview — The Budget Option

Commute to Hurlburt gate: 35-40 minutes
Typical home price: $240K – $350K
Schools: Multiple elementary options, Davidson Middle, Crestview High
Best for: E-4 through E-6 who need every dollar of BAH to count

Crestview is the affordability play. You get the most square footage per dollar, and new construction neighborhoods are still going up — places like Shoal River Ranch and developments off Highway 85 offer modern floor plans at $100K+ less than comparable Fort Walton Beach homes.

The commute is real: 35-40 minutes to the Hurlburt gate, longer during tourist season or when there's an accident on 85 or 90. Some AFSOC families don't mind — they use the drive to decompress, make phone calls, or listen to audiobooks. Others find it grinds them down within six months. Know yourself before you commit.

Schools are adequate but not exceptional. Davidson Middle and Crestview High are solid B-rated schools. If your kid is on an IEP or 504, Crestview has decent ESE support, but Navarre or Niceville will have more resources.

Who should pick Crestview: Junior enlisted and junior NCOs who want the most house their BAH can buy. Families who don't mind a longer commute and value square footage over proximity. Buyers who want new construction — Crestview has the most active building in the market.

Here's the one thing I tell every Hurlburt-bound family: get your VA loan pre-approval before you arrive. Not when you get here. Before. Most lenders can do a full VA pre-approval remotely, and having it in hand means you can write an offer the day you find the right house instead of waiting for a pay stub to clear.
